School Teacher and Employee Assistance Program

As a way of thanking public school employees, the State of California Housing Finance Agency (Cal HFA) offers an invaluable loan program for First Time Home Buyers.

This program is for teachers, administrators, school district employees and staff members working for any California K-12 public school, which includes Charter schools and county/continuation schools.

 

Applicants must also be first-time homebuyers. This program allows homebuyers to secure additional funds in the form of a deferred payment junior loan up to 4% of the purchase price, and is combined with an eligible CalHFA first mortgage loan. School Program subordinate loans may only be used for down payment assistance and/or closing costs.

Additional Benefits:

The School Program can be combined with CalPLUS – first mortgage loans with exclusive, zero interest closing costs assistance.

Occupy the property as a primary residence; non-occupant co-borrowers are not allowed.

CalHFA borrowers must complete homebuyer education counseling and obtain a certificate of completion through an eligible homebuyer counseling organization.

Meet CalHFA income limits for this program.

Be currently employed in a California K-12 public school, Charter school, county/continuation school or its school district.

Property Requirements

Sales price of the home cannot exceed CalHFA’s sales price limits established for the county in which the property is located.

Z

Be a single-family, one-unit residence, including approved condominium/PUDs.

Guest houses, granny units and in-law quarters may be eligible

What is a first-time homebuyer?

A first-time homebuyer is defined as someone who has not owned and occupied their own home in the last three years. That means if you’ve never owned a home, you’re a first-time homebuyer. It also means that if you owned your home three or more years ago, but sold it, you are right back to being a first-time homebuyer again, and you can take advantage of all of the benefits of CalHFA’s first-time homebuyer programs.
